Services focus on financial institutions, public institution, and local market owners and occupiers
CHICAGO Nov. 5, 2008 ─ Jones Lang LaSalle is marshalling its extensive expertise in all facets of commercial real estate to provide specialized services to clients that are affected by the current financial crisis. These services address the new operational and occupancy needs of banks and insurance companies; assist financial institutions with challenged assets and liabilities; provide receivership services to lenders, loan services and financial institutions; help public-sector entities raise cash to meet budget shortfalls from assets they have acquired from financial institutions; assist owners of distressed properties with leasing and recapitalization strategies; and assist occupiers with identifying ways to create value with their occupancy requirements and manage the negotiation risks in this challenging environment.
“It is clear that the fundamental changes that have occurred in the global financial system in recent weeks are having major ripple effects on the broader economy and, in particular, the commercial real estate sector,” said Peter Roberts, CEO, Americas Jones Lang LaSalle. “Jones Lang LaSalle is especially qualified to help our clients understand these new trends and create solutions that will help them react decisively.”
The specialized services include:
Financial Institution Occupancy Services
Assist banks and insurance companies merging with or acquiring other institutions by serving the occupancy needs that result. Services can include: facility acquisition due diligence, portfolio occupancy strategy, facility management, project management, lease consolidations and dispositions, and monetization/disposition of owned assets.
Financial Institution Investment Advisory
Assist banks and insurance companies with challenged assets and liabilities on their balance sheets (loans, securities, owned investment real estate) by providing valuations, asset management, loan servicing and disposition services.
Distressed Property Receivership Services
Provide receivership services to lenders, loan services and financial institutions that need help managing defaulted real estate assets. Work with courts, lenders and borrowers to control and direct the management of distressed assets — including office, hotel, retail, industrial, land and multifamily — until a resolution is achieved, which will often involve the sale of the asset.
Public Sector Financial Assistance
Provide valuations, asset management services and disposition services to assist government entities in maximizing value from owned securities and assets acquired from failed financial institutions or from the United States Treasury’s Troubled Assets Relief Program (TARP).
Distressed Property Strategies
Assist owners by identifying potentially distressed property situations and major occupiers with needs. Provide asset valuation and recapitalization services, value enhancement strategies and capital-raising services to companies seeking to refinance existing owned assets or to raise capital for new requirements. Identify opportunities for occupiers to create value by proactively negotiating occupancy commitments and identify opportunities for landlords to mitigate risk by proactively securing lease extensions with existing tenants or fill major vacancies with new tenants.
